Terms & Conditions

These Terms & Conditions ("Terms") constitute a legally binding agreement between you ("User", "you") and Rent Right Technologies Private Limited ("Rent Right", "Company", "we", "us"), a company incorporated under the Companies Act 2013 and operating the platform at rentright.in and its associated mobile applications. By accessing or using the platform, you agree to these Terms in their entirety.
1. Definitions
"Platform" means the Rent Right website, mobile application, APIs, and all associated services.
"Owner" means any User who lists a property on the Platform or uses the Platform to manage tenancies.
"Tenant" means any User who browses listings, applies for tenancy, or uses the Platform to pay rent.
"NRI" means a Non-Resident Indian as defined under the Foreign Exchange Management Act, 1999 ("FEMA").
"KYC" means Know Your Customer verification using Aadhaar, PAN, or other government-issued identity documents.
"Deposit Shield" means the security deposit holding facility provided through the Platform via a licensed payment aggregator.
"Digital Rent Agreement" means the electronic rental agreement generated and e-signed through the Platform using Aadhaar OTP authentication.
"Subscription Fee" means the periodic fee paid by property owners for access to paid features of the Platform.
2. Acceptance of Terms
By registering an account, clicking "I Agree", completing the KYC process, or otherwise accessing the Platform, you confirm that:
- You have read, understood, and agree to be bound by these Terms;
- You have the legal capacity to enter into contracts under the Indian Contract Act, 1872;
- You are at least 18 years of age;
- Your use of the Platform does not violate any applicable law or regulation.
If you are using the Platform on behalf of an entity, you represent that you are authorised to bind that entity to these Terms.
3. Description of Services
Rent Right provides a technology platform that enables:
- Rent Collection: Automated UPI-based rent collection, reminders via WhatsApp, and payment confirmation;
- Tenant KYC: Aadhaar OTP-based identity verification, PAN validation, and facial recognition (where applicable);
- Digital Rent Agreements: Template-based e-agreements executed via Aadhaar eSign, compliant with the Information Technology Act, 2000;
- Deposit Shield: Security deposit collection and holding through a licensed payment aggregator;
- Vendor Network: Access to pre-screened maintenance vendors (plumbers, electricians, painters, etc.) in major Indian cities;
- Issue Tracking: Maintenance request logging, dispatch, and resolution tracking;
- Document Storage: Secure cloud storage of tenancy documents;
- GST Receipts: Automated GST-compliant rent receipts;
- Listing Marketplace: A zero-broker-fee marketplace for tenants to discover verified properties.
The Platform is a technology intermediary. Rent Right does not own, lease, rent, or manage any property directly. All property transactions are between Owners and Tenants.
4. Eligibility
The Platform is available to:
- Indian citizens residing in India or abroad (NRIs/OCIs);
- Foreign nationals legally holding property in India as permitted under FEMA.
NRI Owners must comply with FEMA regulations regarding rental income repatriation, including maintaining a Non-Resident Ordinary (NRO) account for rental income receipt as required by the Reserve Bank of India ("RBI"). Rent Right does not provide FEMA or tax advisory services.
5. User Accounts & KYC
Account Creation: You must provide accurate, complete, and current information during registration. You are responsible for maintaining the confidentiality of your login credentials.
KYC Obligation: Owners on paid plans must complete Aadhaar-based eKYC. Aadhaar data is used solely for authentication via UIDAI's OTP-based APIs and is not stored on our servers. KYC is a regulatory requirement under the Prevention of Money Laundering Act, 2002 ("PMLA") and applicable RBI guidelines.
Security: You must notify us immediately at support@rentright.in of any unauthorised account access. We are not liable for losses arising from your failure to protect your credentials.
Sole Account: Each individual or entity may hold only one active Owner account. Duplicate accounts may be suspended.
6. Owner Obligations
As a Owner, you agree to:
- Provide accurate property details including ownership proof;
- Ensure the property complies with all applicable local municipal laws, rent control acts, and building regulations;
- Register rent agreements exceeding 11 months with the Sub-Registrar's office as required under the Registration Act, 1908 and applicable State Stamp Acts (including Maharashtra Rent Control Act 1999, Karnataka Rent Act 2001, Telangana Tenancy Act, Delhi Rent Control Act 1958, Tamil Nadu Regulation of Rights and Responsibilities of Owners and Tenants Act 2017);
- Not discriminate against tenants on grounds prohibited under the Constitution of India;
- Provide habitable premises and carry out essential maintenance;
- Comply with RERA requirements if applicable to your portfolio;
- Not misrepresent property condition, amenities, or ownership.
7. Tenant Obligations
As a Tenant, you agree to:
- Pay rent by the due date as agreed in the rent agreement;
- Maintain the property in good condition and not cause wilful damage;
- Complete KYC verification accurately and truthfully;
- Not sublet the property without the Owner's written consent;
- Vacate the premises upon expiry or lawful termination of the tenancy;
- Report maintenance issues through the Platform's Issue Tracker in a timely manner.
8. Rent Collection & UPI Payments
Rent payments are processed through licensed payment aggregators regulated by the RBI under the Payment and Settlement Systems Act, 2007. Rent Right is not a payment bank or NBFC.
Funds are transferred directly from the Tenant's account to the Owner's linked bank account after deduction of applicable platform processing fees (if any). Rent Right does not hold rent funds except in the Deposit Shield facility.
Failed payments due to insufficient funds or bank errors are the Tenant's responsibility. Rent Right will notify both parties of payment failures. Platform fees for failed transaction retries, if any, are non-refundable.
NRI Owners must ensure their bank accounts are FEMA-compliant (NRO/NRE as applicable) for receiving rental income.
9. Deposit Shield (Security Deposits)
The Deposit Shield facility allows Tenants to pay security deposits through the Platform, held by a licensed escrow/payment aggregator partner until the tenancy ends.
Deposit Release: Security deposits are released to the Tenant within 7 business days of tenancy end, subject to Owner's deduction claim (if any). Owners may raise deduction claims within 5 business days of possession handover. Disputed deductions are resolved through the Platform's dispute process or referred to arbitration per Section 19.
Limits: Deposit Shield holds a maximum of 3 months' rent as security deposit, in compliance with applicable State rent control laws. Owners in States with statutory security deposit caps must comply with those limits.
Interest: No interest accrues on escrowed deposits unless specifically required by State law.
10. Digital Rent Agreements
Digital rent agreements generated on the Platform are electronic contracts valid under Section 5 of the Information Technology Act, 2000. Aadhaar OTP-based eSign constitutes a valid electronic signature under Section 3A of the IT Act.
Stamp Duty: It is the Owner's responsibility to pay applicable stamp duty under the Indian Stamp Act, 1899, and respective State Stamp Acts before registration. Rent Right generates the agreement template but does not pay or arrange stamp duty on your behalf.
Registration: Agreements for terms exceeding 11 months must be registered under the Registration Act, 1908. Digital agreements generated on the Platform serve as the base document and must be printed, stamped, and registered as required by State law.
Enforceability: Rent Right does not guarantee the enforceability of agreements in all jurisdictions or under all State rent control acts. You are advised to consult a qualified advocate for complex tenancy arrangements.
11. Vendor Network
Vendors listed on the Platform are independent contractors, not employees or agents of Rent Right. Rent Right performs background screening of vendors but does not guarantee the quality, timeliness, or safety of vendor services.
Disputes regarding vendor work quality must be raised within 48 hours of service completion. Rent Right may, at its sole discretion, facilitate mediation between Users and vendors.
Rent Right is not liable for property damage, personal injury, or financial loss caused by vendors. You are advised to inspect vendor work before payment confirmation.
12. Subscription & Fees
Subscription plans (Free, Solo, Starter, Professional, Elite) are described on the Pricing page at rentright.in/#pricing. All fees are in Indian Rupees (INR) exclusive of taxes unless stated.
Billing: Paid subscriptions are billed monthly or annually in advance. Annual billing attracts a 20% discount.
Free Trial: Paid plans include a 14-day free trial. No credit card is required for the trial. If you do not cancel before the trial ends, your subscription will convert to a paid plan and your saved payment method will be charged.
Renewal: Subscriptions auto-renew unless cancelled at least 24 hours before the renewal date.
Fee Changes: We will provide 30 days' notice before changing subscription fees via email and in-app notification.

13. GST & Taxation
All Subscription Fees are subject to Goods and Services Tax ("GST") at the rate of 18% (or as amended by the Government of India) under the Central Goods and Services Tax Act, 2017. GST invoices are issued by Rent Right Technologies Private Limited (GSTIN to be displayed on invoices).
Rent collected through the Platform between Owner and Tenant may attract TDS under Section 194-I of the Income Tax Act, 1961, where applicable. It is the parties' responsibility to comply with TDS obligations. Rent Right is not responsible for TDS compliance between Owners and Tenants.
NRI Owners are subject to TDS at rates applicable to non-residents under the Income Tax Act. Platform-generated GST receipts for rent are for the Tenant's HRA claim and do not constitute advice on tax liability.
14. Intellectual Property
All content, software, trademarks, logos, and trade names on the Platform are the property of Rent Right Technologies Private Limited or its licensors and are protected under the Copyright Act, 1957, Trade Marks Act, 1999, and the Information Technology Act, 2000.
You are granted a limited, non-exclusive, non-transferable licence to use the Platform for its intended purpose. You may not copy, reproduce, modify, distribute, or create derivative works of any Platform content without prior written consent.
User-generated content (property descriptions, photos, reviews) remains your intellectual property. By uploading it, you grant Rent Right a worldwide, royalty-free licence to use, display, and reproduce it to operate and promote the Platform.
15. Prohibited Conduct
You must not:
- Upload false, misleading, or fraudulent property listings;
- Use the Platform to facilitate money laundering or transactions prohibited under PMLA or FEMA;
- Engage in discriminatory conduct against users on grounds of religion, race, caste, sex, disability, or place of birth;
- Attempt to scrape, reverse-engineer, or compromise Platform security;
- Circumvent subscription controls or attempt to use paid features on a free account;
- Use bot accounts, multiple accounts, or automated scripts;
- Harass, threaten, or defame other Platform users;
- Upload child sexual abuse material or any content prohibited under the POCSO Act, 2012.
Violations may result in immediate account termination, reporting to law enforcement, and civil or criminal liability.
16. Platform Intermediary Status (RERA)
Rent Right is a technology platform and operates as an "intermediary" as defined under Section 2(1)(w) of the Information Technology Act, 2000. Rent Right is not a real estate broker, agent, or promoter under the Real Estate (Regulation and Development) Act, 2016 ("RERA").
Rent Right does not provide real estate advice, negotiate property transactions, or act as a principal in any property deal. The matching of Owners and Tenants through the Platform is a technology-facilitated introduction only. RERA licensing obligations, if any, are the Owner's sole responsibility.
The Platform complies with IT Act safe harbour provisions (Section 79). We act promptly to take down unlawful content upon receiving notice from competent authorities.
17. Limitation of Liability
To the maximum extent permitted by applicable law:
- The Platform is provided on an "as is" and "as available" basis without warranties of any kind, express or implied;
- Rent Right is not liable for any indirect, incidental, consequential, special, or punitive damages, including loss of rental income, property damage, or data loss;
- Our total aggregate liability to you for any cause of action shall not exceed the Subscription Fees paid by you in the 3 months immediately preceding the claim;
- We do not warrant that the Platform will be uninterrupted, error-free, or free from harmful components.
Nothing in these Terms limits liability for fraud, wilful misconduct, or death or personal injury caused by our negligence.
18. Indemnification
You agree to indemnify, defend, and hold harmless Rent Right Technologies Private Limited, its directors, officers, employees, and agents from any claims, losses, liabilities, damages, costs, or expenses (including reasonable legal fees) arising from:
- Your breach of these Terms;
- Your use or misuse of the Platform;
- Your violation of any applicable law or regulation;
- Your property listings, content uploads, or transactions;
- Any dispute between you and another User.
19. Dispute Resolution & Arbitration
Informal Resolution: Before initiating formal proceedings, you agree to notify us at legal@rentright.in and allow 30 days for informal resolution.
Arbitration: Any unresolved dispute arising out of or relating to these Terms shall be referred to a sole arbitrator appointed by mutual consent, conducted under the Arbitration and Conciliation Act, 1996, in English, at Hyderabad, Telangana, India. The arbitrator's award shall be final and binding.
Consumer Disputes: Notwithstanding the above, Consumers may approach the Consumer Disputes Redressal Commission under the Consumer Protection Act, 2019. Owners on paid plans are not Consumer Protection Act consumers for subscription fee disputes.
Class Action Waiver: You agree to bring claims against Rent Right in your individual capacity only, not as a plaintiff or class member in any purported class or representative proceeding.
20. Governing Law & Jurisdiction
These Terms are governed by and construed in accordance with the laws of India, without regard to its conflict of law principles. Subject to the arbitration clause, the courts at Hyderabad, Telangana shall have exclusive jurisdiction over disputes.
21. Amendments
We reserve the right to modify these Terms at any time. Material changes will be communicated via email and in-app notice at least 15 days before taking effect. Continued use of the Platform after the effective date constitutes acceptance of the revised Terms.
22. Grievance Officer
As required under Rule 3 of the Information Technology (Intermediary Guidelines and Digital Media Ethics Code) Rules, 2021, our Grievance Officer is:
